Professional Smart Home Pre-Wiring Across the Sunshine Coast

Pre-wiring is the difference between a house you can extend and a house you cannot. Every smart-home, security, audio, and networking upgrade we install in older Sunshine Coast homes costs 3 to 10x more than it would have if the cable were already in the wall. Doing it right at rough-in stage is genuinely the smartest electrical decision in any new build or renovation. The cable itself is cheap; running it after plaster is the expensive bit.

We pre-wire across the whole coast. Down south through Caloundra, Pelican Waters, Currimundi, and Wurtulla. Across the coastal strip in Mooloolaba, Maroochydore, Alexandra Headland, and Coolum Beach. Up the ranges to Buderim, Sippy Downs, Mountain Creek, and Forest Glen. And all the way north to Noosa Heads, Noosaville, Sunshine Beach, Peregian Springs, and Peregian Beach. Owner-builders, project home builders, custom builds, knockdown-rebuilds, and major renovations all welcome.

The most common pre-wire failure on Sunshine Coast new builds is undercabling. The standard package is one or two data points per room, no AV pre-runs, lighting run as standard switching with no smart-controller pathway, and zero conduit for future runs. Two years later the homeowner wants Atmos in the media room or a smart-controlled blind on the patio and the only path is surface conduit or hiring a sparky to fish a cable through a finished ceiling. We prevent that.

Xceed handles every kind of pre-wire job - a project home with a smart-home upgrade pack, a custom architectural build with full AV and Crestron lighting, an owner-builder who wants to be ready for whatever they want to install in five years, or a renovation where we pre-wire the new sections while existing rooms get retrofit conduit. What sets us apart on the Sunshine Coast is that we plan the pre-wire AND we are the team that comes back to install on top of it - electrical, smart home, security, AV, and data all under the one licensed team (QLD Electrical Licence 1510557, NSW 338814C).

Every pre-wire we do is documented with a full as-built schematic showing every cable run, terminator, and patch point. The doc lives with the house plans and is invaluable when adding gear in 5 or 10 years time. We also leave generous service loops at every termination so future moves are simple, not destructive.

Smart Home Pre-Wiring Decision Guide for Your Sunshine Coast Build

When in the Build to Pre-Wire

Ideal stage: post-frame inspection, before insulation and plaster. Cable runs cleanly through open framing, terminations are inspected, and as-built docs match reality. Last-chance window: rough-in electrical stage. After plaster, every retrofit is 3 to 10x the cost.

Cat6 vs Cat6A vs Fibre

Cat6 supports 1GbE up to 100m and 10GbE up to 55m - fine for residential. Cat6A supports 10GbE to full 100m runs - choose for long runs or commercial. Fibre between buildings or to outbuildings (sheds, granny flats). We can mix all three.

How Many Data Points Per Room?

Bedrooms: 2 points minimum (one for phone/work, one for AV). Living and media rooms: 4 to 6 points (TV, AV gear, console, future devices). Study: 4+. Outdoor undercover areas: 2 (cameras, outdoor TV, audio). Cabling is cheap; lack of cabling is expensive.

Future-Proofing for Tech You Do Not Own Yet

Run conduit to ceiling-camera positions even if not installing now. Run AV pre-cable to the media room even if buying gear later. Add a few extra Cat6 drops to weird positions like above the fridge or in the laundry. The cost is minimal at pre-wire stage.

Lighting Control: Conventional vs Smart

Conventional switching is cheaper at install but locks you out of dimming, scenes, and remote control. Smart lighting (HDL, C-Bus, Lutron) costs more upfront but is dramatically cheaper to upgrade than retrofitting smart switches into a finished house. Your call.

Working with Your Builder & Architect

We work directly with builders, architects, and project managers across the Sunshine Coast. We attend pre-frame meetings, coordinate with the sparky doing the standard rough-in (or do it ourselves), and integrate into the build schedule.

Smart Home Pre-Wiring - Frequently Asked Questions

Got questions? We've got answers.

How much does smart home pre-wiring cost on the Sunshine Coast?

A typical 4-bedroom home pre-wire package (Cat6 backbone, AV pre-runs, security pathways, comms cabinet) runs $4,500 to $9,000 on top of standard electrical. Premium architectural builds with full smart-lighting and Crestron provisioning run $12,000 to $25,000+. Always priced upfront based on the build plans.

When in the build should I pre-wire?

Best stage: just after frame inspection, before insulation and plaster go up. Cable runs cleanly through open framing and we can document every run as-built. Last-chance stage: rough-in electrical. Once the plaster is on, every additional cable becomes a 3-10x more expensive retrofit.

Can I pre-wire during a renovation?

Absolutely - renovations are a great pre-wire opportunity for the rooms being opened up. We pre-wire the renovated sections at full standard and run pull-strings or surface conduit to existing rooms so we have a path for future upgrades without tearing walls open later.

Do I need to know what gear I am installing later?

No - that is the whole point of good pre-wiring. We design pathways for likely scenarios (smart lighting, AV, security cameras, data) so the future-you can pick gear without being constrained by what is in the wall. Cable type and conduit pathway are platform-agnostic.

How does pre-wiring save money long-term?

A retrofit cable run after plaster typically costs $300 to $800 per run including labour, patching, and repainting. The same cable run during pre-wire stage adds $40 to $80 to the build. For a typical home with 30+ data and AV runs, the savings on future installs are $5,000 to $15,000.

Can you work with my builder and architect?

Yes - this is most of our pre-wire work. We attend pre-frame meetings, integrate with the standard electrical rough-in (or do it ourselves), and coordinate cable pathways with plumbing and HVAC contractors. Builders, architects, and project managers welcome.

What does the as-built documentation include?

A full schematic showing every cable run, termination, and patch point. Patch panel labelling, room-by-room data point inventory, AV pathway map, security pathway map, and comms cabinet layout. Stored with your house plans and invaluable for future upgrades.

Can you do owner-builder pre-wires?

Yes. We work with owner-builders across the Sunshine Coast - from a single-family home to small developers. We coordinate with your standard sparky for compliance sign-off and handle all the smart-home, AV, and data pathways ourselves.

Does pre-wiring include the actual smart-home install?

No - pre-wiring is just the cable infrastructure. The actual lighting controllers, alarm panel, cameras, AV gear, and smart switches are a separate install on top. Most clients have us back to do the install once the house is finished, but you can use any installer because the cable is platform-agnostic.

How long does pre-wiring take?

A typical 4-bedroom home pre-wire takes 1 to 2 days at rough-in stage. Larger architectural builds with full smart-lighting provisioning take 3 to 5 days. Renovations vary by scope. We coordinate with the build schedule to avoid delays.
