Why Use a Licensed Electrician for Smart Home Work

Most smart home jobs on the Sunshine Coast end up with two contractors on site - an AV installer who can plug things in and an electrician who has to follow them around to do the wiring. It is slow, it costs more, and the moment something does not work, nobody owns the problem.

Xceed Electrical does both. Jayson is a dual-state licensed electrician (QLD 1510557, NSW 338814C) who has spent the last decade specialising in home automation. That means the same person designing your lighting scenes is the one wiring the circuits behind them. The same team installing your alarm panel is the one upgrading your switchboard to handle it.

For homeowners that means one quote, one schedule, one warranty, and a job that actually gets finished. For architects and builders it means one set of drawings, one site contact, and a smart home electrician who turns up when the schedule says.

What a Smart Home Electrician Actually Does

Smart Lighting Wiring & Programming

Compliant lighting circuits sized for dimming control, neutral-at-switch wiring for smart switches, plus the actual scene programming once it is in. Lutron, Clipsal C-Bus, HDL, KNX and wireless options like Shelly.

Switchboard Upgrades for Smart Loads

Older boards cannot run an EV charger, ducted aircon, induction cooktop and a smart-lighting controller all on one phase. We upgrade the board, plan the load, and label every circuit so future work is easy.

Comms Cabinet Design & Install

Most smart homes need a properly cooled comms cabinet running the network switch, NVR, alarm panel, lighting controller and patch panel. We size the cabinet, run the cable home runs, and document every termination.

Low-Voltage Cabling & Network Backbone

Cat6 / Cat6A data drops, fibre runs for long cable paths, security camera home runs, AV pre-runs and intercom cabling. ACMA-registered cabling - the wiring under your smart home matters as much as the gear plugged into it.

Smart Security & Alarm Integration

Ajax alarm panels wired into the lighting system so a triggered alarm flashes the house lights. CCTV tied into the home network. Smart locks and intercom integrated with the doorbell - all programmed by the same team that installed it.

Fault Finding & Smart-System Repair

Smart home stopped responding? Lighting scene gone weird? We diagnose both the wiring side (loose neutral, dimmer mismatch, supply fault) and the programming side (configuration drift, firmware, network) and fix the actual cause.

The Bit Only a Licensed Home Automation Electrician Can Do

Compliant Lighting Circuit Design

Smart dimmers need neutral conductors at every switch, and dimmable LEDs need circuit loading planned around them. Get this wrong and you get flicker, hum, and switches that fail in 12 months. We design it right the first time.

Three-Phase Load Planning

Acreage homes in Buderim, Palmview and Pelican Waters often need three-phase to run the smart loads (aircon, EV, pool, induction, hot water). We plan the load, balance the phases, and upgrade the supply when needed.

EV Charger + Smart Home Integration

EV chargers tied into smart home automation so the car charges off-peak, paused when you run the oven, and ramped down when solar drops out. Both the wiring and the programming - one electrician, one job.

Certificate of Compliance for the Lot

Every circuit we touch gets a Form 3 / electrical safety certificate. That includes the smart lighting circuits, comms cabinet supply, security wiring and EV connection. AV-only installers cannot legally issue these. We can.

New Builds, Renovations & Retrofits

New Build Smart Pre-Wire

We attend pre-frame meetings, design the cable schedule, pre-wire at frame stage, and install the smart gear once the house is locked up. From standard 4-bedroom builds to architectural acreage homes.

Renovation Integration

Renovating a kitchen, bathroom, or extension is the perfect time to introduce smart lighting and audio in the new section while running pull-strings into the existing parts of the house for future upgrades.

Retrofit Smart Home Installs

Existing house, no plans to renovate? We retrofit smart switches, wireless lighting control, smart locks, CCTV and alarm into your current wiring. Plaster stays on the walls.

Builder & Architect Partnerships

We work directly with Sunshine Coast builders and architects on full smart home electrical packages - one quote, one trade, one set of drawings, integrated into the standard rough-in schedule.

Why Choose Xceed Electrical?

We're not just another electrician. Here's why Sunshine Coast homeowners and businesses trust us.

One Trade. Wired and Programmed.

You are not paying two contractors to argue over whose fault the flicker is. The licensed electrician designing your smart home is the same person wiring it and the same person programming it.

Licensed in QLD and NSW. NDIS Approved.

A-Grade Queensland electrical contractor (1510557) and NSW (338814C). NDIS Approved Electrical Contractor for accessible smart home modifications. Fully insured. Every job certified.

Brand-Agnostic, Spec-Aware

We are not tied to one manufacturer. We will tell you when HDL is right, when Lutron is right, when Shelly does the job for a fifth of the price. The recommendation is based on your house, not our margin.

Future-Proofed Cabling

Even when you only want a few smart switches today, we run pathways for the gear you might want tomorrow. As-built documentation goes with the house plans so the next install is straightforward, not a guessing game.

Smart Home Electrician - Frequently Asked Questions

Got questions? We've got answers.

What is a smart home electrician?

A licensed electrician who specialises in home automation - so they design the wiring AND program the system. Most "smart home installers" can only do the gear side and need to bring an electrician in for the wiring. A smart home electrician handles the whole job under one licence.

Do I need a licensed electrician to install smart home systems?

For anything that touches fixed wiring or switchboards - yes, by Queensland law. That includes smart switches that replace existing switches, smart lighting controllers, hardwired alarm panels, switchboard work for EV chargers and dedicated smart-home circuits. Plug-in gear (smart speakers, plug-in cameras, app-based bulbs) does not need an electrician.

Can any electrician install smart home gear?

Technically yes, practically no. A standard sparky can wire the circuits but most cannot program HDL, Lutron, C-Bus or KNX, and they will not know which dimmer pairs with which LED driver. You end up with wiring that "works" but smart features that do not. A smart home electrician does both sides.

How much does a smart home electrician cost on the Sunshine Coast?

We quote per job, not per hour. A retrofit using Shelly relays and a Home Assistant dashboard for an existing 4-bedroom home runs $4,000 to $9,000. A new-build wired automation install (HDL or C-Bus) is typically $15,000 to $40,000 for the lighting and control side. Premium architectural builds with full Lutron HomeWorks or KNX run higher. Always priced upfront before any work starts.

What is the difference between Xceed and an AV installer?

AV installers handle the gear. We handle the gear AND the wiring. That means we can upgrade your switchboard, run cable in walls, certify the electrical work, AND program the system. AV installers without an electrical licence have to subcontract the wiring out, which is where most smart home jobs go wrong.

Can you retrofit smart home systems into an existing house?

Yes - this is most of our work. Existing homes get smart switches behind the wall plate, wireless controllers like Shelly, and smart locks / cameras / alarms tied into a Home Assistant or HDL hub. No plaster off the walls. Pre-wire is only needed for full wired automation in new builds.

Will smart home work void my electrical certificate of compliance?

Not when a licensed electrician does it. Every circuit we install or modify gets a fresh Form 3 / electrical safety certificate, lodged with the relevant authority. Smart home gear installed by an unlicensed installer is the problem - that work is illegal and not insured.

Do I need to plan the whole smart home before you start?

Not at all. We are happy to do it in stages - start with smart lighting in the main living areas, add CCTV and alarm next year, then climate and audio later. We just plan the cable pathways now so future stages are straightforward. Many of our Sunshine Coast clients build their system over 2 to 5 years.

Do you work with builders, architects and interior designers?

Yes - regularly. We attend pre-frame meetings, work to architectural specs, and integrate our smart home electrical schedule with the standard rough-in. We can quote against drawings or join a project that already has a builder. Sunshine Coast builders, custom-home contractors and designers are welcome to get in touch.

Which suburbs do you cover as a smart home electrician?

All of the Sunshine Coast - Noosa, Buderim, Maroochydore, Mooloolaba, Coolum Beach, Caloundra, Pelican Waters, Palmview, Sippy Downs, Birtinya and everywhere in between. We also cover the hinterland (Maleny, Montville) and travel south to the northern Sunshine Coast / Caboolture corridor for larger jobs.
